Im Gegensatz zur traditionellen Immobilienbewertung geht die Methode der hedonischen Preise nicht von dem zu bewertenden Objekt, sondern von den vorhandenen Informationen über die entsprechenden Ereignisse und die involvierten Immobilien aus. "Entsprechende Ereignisse" sind etwa Immobilientransaktionen, Abschlüsse von Mietverträgen oder Immobilienangebote. Mit statistisch-ökonometrischen Methoden werden aus diesen Informationen die hedonischen Preise der beobachtbaren Eigenschaften der Immobilie geschätzt.
